The owner was losing signifcant amounts of money due to the mismanagement of their property by their current property management company. Trilliant quickly took over and increased rental rates and revenue through effective marketing, implemented rapid turnovers, renegotiated utility contracts, and implemented a rigorous annual maintenance plan and negotiated with vendors.

The HOA was not being managed properly and Trilliant was able to effectively turn the inefficiencies and excessive expenses around. Renegotiating major utility bills resulted in savings over $10,000 annually. Improper fling with the states and negotiating delinquent tax fees down saved the HOA over $11,000 of retroactive expenses.

An out of state owner had hired an on-site property manager who was unfortunately letting the property maintenance slip and was renting units well below market rates and constantly had long vacancies. The owner, being out of state made, could not easily change managers. Trilliant was able to help phase out the old on site property manager and in doing so fixed the maintenance issues and increased the revenues substantially.

The units in this property were under marketed and the pre-existing property management company was renting each unit out far below the market rental rates. Trilliant was hired and immediately turned things around. All the units in the property are now rented at top of the market rates and Trilliant has a wait list of tenants for the property.
