When we are managing your property, you can expect:

 

  • Your property will be advertised on more than 40 rental websites.
  • Your property will rent quickly with an on-line rental home marketing video.
  • Your property will be shown to prospective tenants 7 days a week.
  • Applicants will undergo a thorough tenant background screening including a credit check, verification of references, and verification of income.
  • Tenants will sign an Residential Lease prepared by our attorney that protects you as an owner.
  • Your Rental Home Renters Handbook spells out in writing our expectations of your renter.
  • Your property will have a video-taped move-in inspection.
  • Your tenants can pay rent online. No one collects your rent faster.
  • Your rent is deposited electronically into your bank account via direct deposit.
  • Your account information is posted to your Owner Portal. With your username and password, you can see when your money will arrive in your bank account. View monthly financial statements, year-end tax statements, work orders, and invoices. All material will be available online 24 hours a day, 7 days per week. The availability of this information enables real-time clear and transparent access to property financials for cash flow analysis. Keep an eye on your costs.
  • Your property is inspected frequently every year.
  • Your property is repaired and maintained using reputable vendors (licensed and bonded).
  • Your tenants have a 24 hour emergency repairs telephone system for emergency maintenance requests, as well as an on-line maintenance request portal.
  • The property will be cleaned and prepared for market between tenants.
  • Your security deposit refunds or claims are prepared per the Oregon Legal Statutes. This is vitally important!
  • Renter insurance is set up for every new tenant and the fee for rental insurance is charged to the tenant. This protects you and your asset!
  • Your tenant move-ins and move-outs, cleaning, appraisers, adjusters, repairmen, etc… are coordinated by us.
  • You can easily communicate with us via email, telephone, emergency repair lines and through your Landlord Portal.
  • We will provide you with a cash flow analysis for your property, as well as ways in which your cash flow can be optimized.
